As I mentioned in my last blog, we are now winding down the last few remaining Streetman homes here at Mueller. Things keep selling here. We have only 1 home site remaining and I will begin a brand new 1-Story in next few weeks unless someone buys now and wants a 2-story. It is loaded with features and is under $500,000. It will have great views of the Downtown Skyline, UT Tower, Greenbelt and Lake. Just check out the beauty of this last home…the Wichita.

Also, we decreased the number of Town Homes remaining with another sale. Only 2 left.

There are great opportunities on these last remaining homes. Don’t wait. It is nearly official that we will not have new Streetman Homes here at Mueller for quite some time…more than a year…probably longer….so don’t kick yourself and say ”I wish I would have bought a Streetman at Mueller when I had the chance!” Too many times this happens and it is not a good feeling.

Winding Down...Time to Take Advantage

Wow, today is February 1st....where did January go, let alone 2009. As has been stated in earlier posts, we are about out of opportunities to own a home here in Mueller. Building the highest quality and greenest homes here in Mueller, we have only ONE (1) remaining homesite left to build one of these incredible 5-Star Green homes. Get It While You Can.........

Happy New Year to you all......as the last post stated....what a year it was. Record breaking. But as the old saying goes, what have you done for me lately?
Mueller has been the best selling community in all of Central Texas for the past 2 years. So to say it has been successful is an gross understatement. So when I tell you we have only two, yep 2, homesites available, you better "get it while you can".
There is no question, there will be other homesites down the road...but they look like they will be at least one year from now when you know interest rates will be much higher. They will be more expensive and may be more restricted as to what can be built. So, if you want a 5-Star Green Single Family Home at Mueller, you have little if any time remaining. Jump on it now & feel good about living in the best homes in Mueller, on the best homesites and with the best views in the Community of the Year!. Yes sir...both these homesites have spectacular views of downtown, the UT Tower, lake views and a greenbelt designed by the Lady Bird Wildflower Center...anything better than that...didn't think so.
Here's the additional beauty....we can build 5 different plans on those two homesites....two 1-Story homes and three 2-Story homes ranging from 2355sf to 3326sf with optional Carriage House on two of the plans. We have never had that kind of flexibility before....so, 2 great homesites and 5 plan choices. Just keeps getting better, eh?

Who Said the Holidays are Slow(for Home Sales)?

It always amazes me how every year I hear people saying that the Holidays are a slow time for Home Sales. Sure doesn't hold true for me for the last few years. 2007 over $1.1 Million, 2008 nearly $825K and so far this year, 2009, $2.5 Million. I guess it is all what you believe in. Now, I wish this year was all because of incredible sales ability, but we currently have the "Perfect Storm"....Low interest rates, Low home prices and Huge Tax Credits. There was a recent article in Business Week entitled: "If you Don't Buy a House Now, You're Stupid or Broke". That pretty much sums it up. Everyone in the Real Estate Field should be busy right helping snap up whatever inventory there is available right now.

2009 is coming to an end. All of us at Streetman Homes could not have ask for much better for the year. Every community hit their targets. The company exceeded sales goals, closing goals & starts goals.....the 1st time in company history....and we had plenty agressive goals. Are we fortunate to be in Austin, TX? You Bet! Our Rallying Cry this past year was..."We Will Shine in '09"...well, that we did. Maybe this year the Rallying Cry should be "Let's Do it Again in 2010!"

Personally, I owe a great deal to my Homeowners. This year nearly 1/3 of my sales were from referrals from existing homeowners. I am so proud of that. That tells me we are doing things right. In a previous blog, I mentioned I would write about our Happy Homeowners this year...so let me share with you some exerpts of what some have said recently:

Pretty Impressive all around....especially for a Local Builder not trying to be the biggest...just the BEST! Way to go Streetman!
It has been a great year...we have been joined by many wonderful new Streetman Family Homeowners (I will blog about them soon) who have shown their confidence in our company to build their family's home....there is no greater compliment. We have received more "Happy Homeowner Letters" from them this year than any previous year....I guess that means we are doing things right.



We are proud of our homes....I ran into one of my peers from another builder a month or so ago at Home Depot. They had a scowl on their face...I ask what was wrong and they said they just got an ear full from a homeowner about a quality issue. Their quote to me was, "I hate running into my homeowners. They always want to complain about something". Wow, that sure says something...I have to say I am the opposite. I love it seeing my homeowners...getting hugs, howdy's and Thank you's! My wife thinks it's so cool at how terrific my homeowners are when we run into each them. That's why it is great to represent Streetman Homes here in Austin!

Oh No, Not Another Blog

Hello, Bob Brock here...or as many kids visiting me here at Mueller ask..."Are you Bob the Builder?" Easy to remember, huh? I am a very lucky guy who works for the best Builder in Texas ~ Streetman Homes ~ and selling in the #1 neighborhood in Central Texas....Mueller. The Mueller Community is on the 'Upper Eastside' of Austin, Texas. Yep, that's right...only 2 miles from Univ. of Texas and 5 mins North East from Downtown. Remember...it's Location, Location, Location. It's the old Austin Airport.

What we build here are beautiful 5-Star Green Homes....35 so far (that's over 40% of all the 5-Star Green Homes in Austin...I bet you didn't know that about Streetman, eh?)as well as many 3 & 4-Star Green Homes. What people are amazed to find is that these homes are beautiful, warm, inviting, livable, with all the features you can imagine...even including Pet Showers! This is Austin, remember. Or as one homeowner stated...."You do not need to live in a Steel & Glass Cube to have energy efficiency and be kind to the environment. How great is that...Thank you Streetman!"
